In the South County towns of San Luis Obispo, Pismo Beach, Arroyo Grande, Grover Beach, Oceano and Nipomo, we’re seeing the number of homes on the market down 21% from a year ago and the number of months inventory down to 4.7 months worth which is half what it was a year ago. The median list price has dropped just 4% and the median sales price is virtually unchanged from a year ago although there have been fluctuations throughout the year.

If you’re thinking about selling, this could be a good time to put the house on the market while inventory supply is down. The South County real estate trend is showing stabalization and the largest increase in median prices of any area in San Luis Obispo County and Santa Maria. Over the past 6 months the median list price has been pretty steady and we’ve seen the median sold price bounce up over the last few months and is now up 13% from a year ago! Inventory is down from just over an 8 month supply to 4.6 months indicating a normal sellers’ market.

With interest rates so low it looks to be a good time for buyers to buy in the South County towns of San Luis Obispo, Pismo Beach, Arroyo Grande, Grover Beach, Oceano & Nipomo.

The market trends are looking good for the South County area of San Luis Obispo County for the cities/towns of San Luis Obispo, Pismo Beach, Arroyo Grande, Grover Beach, Oceano & Nipomo. The number of homes on the market are down 21% from a year ago and the number of months of inventory are down to a level of under 4 months which is a 65% decrease of months supply from a year ago. The number of homes sold are up 48% and the median list price and sale price have rallied up to 3% and 1% higher, respectively, from a year ago. Sales in the area appear to be pretty stable at this point.

The number of homes on the market in the south part of the county of San Luis Obispo is down just over 20% from a year ago. Sold homes and homes under contract have gone up considerably, 39% and 48% respectively. The median listed price is up slightly but the median sold price is down 25% from a year ago, which is considerable. Since the months worth of inventory is low, we’d normally see home prices selling for more but the data suggests that it’s the lower end homes that are selling. Home prices have fallen as well which we normally see with high inventory but there aren’t many buyers in this market.

Additionally if you would like the data that the charts are drawn from, we can email that to you as well.The numbers show that inventory in the South County towns of San Luis Obispo, Pismo Beach, Arroyo Grande, Grover Beach, Oceano and Nipomo is down by half from a year ago and indicates at 4 months inventory a normal seller’s market. In reality though, there are not enough buyers to cause it to be a seller’s market and is probably more of a normal buyer’s market. Sold properties have come up in number over the past few months and are now just down 10% from a year ago.  South County homes for sale are down 14% from a year ago but nearly the same as the past few months and homes under contract are continuing to cycle up and are up 62% from a year ago. The median sales price are virtually the same as a year ago but the median sold price is down about 14%.
