The number of homes on the market in the Scenic Coast areas of Cambria, Cayucos, Morro Bay and Los Osos is down about 14% from a year ago and the number of months inventory is down quite a bit–55%. The number of homes under contract and that have sold are up a lot from a year ago. We’re seeing the median list price go down 16% from a year ago but really be pretty steady since March of this year. The median sales price is about the same as a year ago although that has bounced around a bit over the last year.

The number of homes on the market is down about 15% from a year ago but the number of months of housing inventory has dropped from just over 12 months to under 6 months which indicates a balanced market rather than a buyers market. Still, median list prices have dropped 15% and median sold prices have dropped 14% from a year ago.

With interest rates so low and prices down, it looks to be a good time for buyers to buy in the scenic coast towns of Cambria, Cayucos, Morro Bay or Los Osos.

This month is showing some very positive news for the scenic coast area. The median list price is down from a year ago but the median sale price is virtually unchanged from last year. The number of homes on the market is down 17% from a year ago but for the past few months has been steady. Both homes under contract and homes sold are up with inventory down from about an 8 month supply a year ago to a 5 month supply now which would indicate a normal seller’s market with a little appreciation if the pattern continues.

From these charts it appears that the market in the towns of Cambria, Cayucos, Morro Bay and Los Osos are still in a downturn but not as drastically as other areas. The median list price is down 12% from a year ago and the median sale price is down 17%. Inventory is down though and that helps keep prices fairly stable.

The charts show that for the towns of Cambria, Cayucos, Morro Bay and Los Osos the number of homes under contract continue to trend upward. The number of homes on the market are down 13% from a year ago and the number of homes sold are up 11%. The median asking price has remained steady over the past few months although down from a year ago but the median sales price is down 25% from a year ago . Inventory is down 48% from last year and is at a 6 month supply which indicates a rather balanced market (neither a sellers market or a buyers market).
