The number of homes for sale in the north county towns of Paso Robles, Atascadero & Templeton is down 19% and the number of months of inventory is half what it was last year. The number of sold homes is virtually unchanged from a year ago although it is trending downward these past few months. Pending homes are up though. The median list price is up 4% from a year ago and the median sold price is down 11%.

The number of homes on the market in the North County area of Paso Robles, Atascadero & Templeton are down 26% from a year ago and the number of months inventory is down from just over 8 months supply a year ago to under 4 months now. Normally that would indicate a normal sellers market and, in fact, listing prices have risen 3% and sales prices have risen 1% for the median price from a year ago. At this point it looks like the North County is in a stable market.

With interest rates so low it looks to be a good time for buyers to buy in Paso Robles, Atascadero and Templeton.

The numbers are looking good for the North County area of Paso Robles, Atascadero & Templeton. The number of sold properties and those under contract continue to trend up. The median list prices have continued to trend upwards since May and are almost even (1% up) from a year ago, and the median sold price jumped up from last month and is down just 9% from a year ago. The number of homes on the market are down a bit and the number of months supply of inventory is down considerably falling from 8 months inventory to just over 3 months.

The inventory in the North County is down by more than half from a year ago and sold and pending homes are up considerably which continues a trend we’ve seen over the past few months. The median sold price is down 22% from a year ago, regardless, but the median list price is about even with a year ago. It may be that more lower end homes have been selling while the higher priced homes are lingering.

North County Real Estate Market Data June 2010 – June 2011

The number of homes in Paso Robles, Atascadero & Templeton that went under contract in are up significantly–65% from a year ago! The number of homes on the market is down 18% and the number of homes sold are up about 22% from a year ago, the highest monthly figure for the year. The median price of homes for sale is down only 6% and the median sold price has fallen the last 3 months and is now down 18% from a year ago. The number of months of inventory is down 57% from a year ago and at 3.8 months it should indicate a normal seller’s market. However there aren’t enough buyers in the market to cause that to be and we’re not seeing appreciation yet.
