As to property values rising in the next 2 years, most chose b) Possibly, and over the next 5 or 10 years, nearly all chose a) Definitely. A number of people have considered investing in real estate as a method to secure retirement but only a few of the respondents have done so already. Those that did have made money.</p>

If he was able to buy few thousand single-family homes and take out low interest 30-year mortgages that are available today, and had a way to manage them, he would do it. He said that 5 years ago people were buying homes thinking prices were going to continue going up (which they didn&#8217;t) and today they&#8217;re not buying homes thinking prices will continue to go down, but he said at the low interest rates available today, the time is right to buy. He said it&#8217;s a way to short the dollar because if interest rates go down further, the borrower can refinance but if they go up, the lender is stuck with it for 30 years. The interviewer asked if it would be better for a first time homebuyer to buy a house or put their money in stocks, his reply was that if you knew where you plan to be for the next 5 or 10 years, buy a house and take out a 30-year mortgage. And if an investor is handy, buy a couple distressed properties with a 30-year mortgage and rent them out.</p>
<p>He said it was as attractive of an investment one can make today. In his words, &#8220;It&#8217;s a leveraged way of owning a very cheap asset.&#8221;</p>

			<content:encoded><![CDATA[<p>Pismo Beach CA &#8211; The Temporary Payroll Tax Cut Continuation Act of 2011 that the president signed in late December is being partially funded by an increase in the annual Mortgage Insurance Premium of 10 basis points that FHA will be required to collect beginning in April 2012. Additionally, FHA has decided to increase the rate by 25 basis points on loans that exceed $625,000 which will affect some buyers here at the Central Coast. The upfront Mortgage Insurance Premium is also going up in April from 1% of the loan amount to 1.75%. The upfront premium will continue to be able to be financed into the loan.</p>
<p>If you are thinking about buying a home and getting an FHA-insured loan that will allow you to buy with as little as 3.5% down, it may behoove you to take the plunge before the costs go up!</p>

The upfront Mortgage Insurance Premium is being reduced for these circumstances to .01 percent and the monthly Mortgage Insurance Premium is being reduced to .55 percent. To qualify, borrowers must have an existing FHA loan that was endorsed (FHA insures the loan but doesn&#8217;t make the loan) prior to May 31, 2009 and they must be current on their payments. Those borrowers likely have interest rates of at least 5% so this will allow them to take advantage of today&#8217;s low interest rates and save a great deal of money. FHA estimates borrowers will save, on average, $3000/year, depending on the amount of the mortgage. It will allow current FHA borrowers to refinance without requiring underwriting. 			<content:encoded><![CDATA[<p>Grover Beach, CA &#8211; Unemployed homeowners who are behind in their payments and have a <strong>Freddie Mac</strong> owned loan can receive &#8220;forbearance&#8221; for up to 12 months. How does one know if they have a Freddie Mac loan?  Go to <a href="https://ww3.freddiemac.com/corporate/" target="_blank">https://ww3.freddiemac.com/corporate</a>  and enter your loan number to see if it&#8217;s owned by Freddie Mac.</p>
<p>What does a Pismo Beach/Five Cities and Santa Maria homeowner need to do? You must contact your servicer (the lender to whom you make payments). If you have been unemployed for up to 6 months, your servicer can make the decision to have you participate in the program. If it&#8217;s been over 6 months and up to 12 months, Freddie Mac also has to approve it. A person must be unemployed and must apply&#8211;it&#8217;s not automatic.</p>
<p>When the homeowner is re-employed, those missed payments will either need to be caught up or the lender may tack the missed payments to the back end of the loan. In any case, it isn&#8217;t a &#8220;free&#8221; period. If a homeowner with a Freddie Mac loan is unemployed for a longer term, the foreclosure process picks up again, so it is not an answer for everyone. But for the homeowner who is unemployed for a short term, it could make the way for him/her to be able to keep the house.</p>

<p>This past weekend we visited the Avila Barn which has become a weekly occurance with our 3 year old grandson who loves it there. They have their Christmas trees in and they are absolutely gorgeous!</p>
<p><img class="alignleft size-medium wp-image-566" title="Christmas trees at Avila Barn" src="http://www.pismobeachrealestateguide.com/wp-content/uploads/2011/11/Christmas-trees-at-Avila-Barn-225x300.jpg" alt="" width="225" height="300" /> They are all Noble Firs and are really well proportioned and they smell heavenly! Prices are $29.95 for 4 &#8211; 5 ft, $49.95 for 6 &#8211; 7 ft, $64.95 for 7 &#8211; 8 ft and $79.95 for 8 &#8211; 9 ft. It&#8217;s enjoyable to go to the Avila Barn and just browse the aisles of trees, fresh fruit and vegetables and the gift store and candy shop. The kids love to feed the animals and you can buy a bag of food for the animals for 25¢. They also sell deli sandwiches in the candy shop and there are adirondack chairs in many places to sit and visit and enjoy the scenery. They even have some chairs set amongst the trees where you can take a family Christmas picture!</p>
