South County real estate market reports – October 2010 to October 2011
The statistical charts below are for the South County area of San Luis Obispo County and include the cities/towns of San Luis Obispo, Pismo Beach, Arroyo Grande, Grover Beach, Oceano and Nipomo. These market statistics are taken directly from the Multiple Listing Service for Single Family Residences.

In the South County towns of San Luis Obispo, Pismo Beach, Arroyo Grande, Grover Beach, Oceano and Nipomo, we’re seeing the number of homes on the market down 21% from a year ago and the number of months inventory down to 4.7 months worth which is half what it was a year ago. The median list price has dropped just 4% and the median sales price is virtually unchanged from a year ago although there have been fluctuations throughout the year.
If you’re thinking about selling, this could be a good time to put the house on the market while inventory supply is down.
